The Easement and Title Specialist will be responsible for all aspects of easement and title research, document preparation, document recording, and right-of-way work associated with the construction, operation, and maintenance of electric facilities within the Tri-County Electric Cooperative service territory.
Essential Job Functions
Perform easement and land title research using various sources, including public records.
Collaborate with team members to determine land ownership and easement needs for projects.
Use metes and bounds descriptions to deed plot.
Review and assist with drafting legal descriptions.
Accurately interpret survey documents, including plats.
Prepare easement documents.
Identify title defects and outline curative.
Review and record documents through proper channels in person or online.
Negotiate with members, property owners, and permitting personnel at job sites, places of business or private residences to acquire easements, leases, agreements, etc.
Assist in resolving encroachment, damage claims, and member complaints.
Serve as liaison between internal departments, members, developers, etc., in support of right-of-way activities.
Position Requirements
Education Requirements
Bachelor's degree in related field, and/or equivalent industry right-of-way work experience preferred.
Knowledge in all aspects of right-of-way, including acquisition, title, permitting, due diligence, and public relations preferred.
Skilled in easement and title document research and preparation.
Strong business acumen.
Familiar with electrical distribution facilities.
Communication Skills
Effective communication, negotiation, and conflict resolution skills.
Computer Skills
Proficient in all Microsoft Office applications.
Ability to learn new software.

Must possess and maintain valid Texas Driver License.
Must be eligible to possess a State of Texas Notary ID.
Must possess and maintain an Easement or right-of-way (ERW) agent accreditation from the Texas real estate commission.
Relationships
Reports to Business Development/Right-of-Way Director
Works with Operations, Work Order Technicians, Field Services, and other Cooperative staff.
Works with members, developers and builders.
