The APM will report to the HALC Director of Infrastructure Harvard Allston Land Company (HALC), a wholly-owned subsidiary of Harvard University, is charged with the development of thirty-six (36) acres in Harvard's Enterprise Research Campus (ERC) in Allston Massachusetts, which includes fourteen (14) acres of Planned Development Area No. 115 approved by the City of Boston in 2018. HALC, together with its development partner, is currently pursuing permitting approvals to develop roughly 900,000 square feet of the new hotel, residential, and office/lab space on the first seven (7) acres of the ERC known as Phase A. Subsequent development to follow.
To support this development, HALC through its Construction Manager is in the process of constructing the enabling infrastructure, including, but not limited to a Phase 1 roadway network supporting local transportation requirements and building out utility systems to provide access and distributions of water, sewer, drain, gas, electric, telephone, and data infrastructure to the Phase A buildings.
The Associate Project Manager (APM) will assist in managing assigned aspects of the enabling infrastructure process for the ERC, including direct coordination with consultants.
The APM will report to the HALC Director of Infrastructure.
The APM is responsible for assisting the HALC Director of Infrastructure and Owner's Project Manager (OPM) with the management of the entire scope of the project delivery process including, but not limited to:
managing the maintenance of a Total Project Cost (TPC) budget, and supporting HALC's leadership through any revisions or internal approvals
establishing and managing a total project schedule
managing the design process and construction implementation
managing the construction process through final signoffs, punch lists and financial closeout
The APM may have to supervise assistant project managers and/or project clerks and on-site inspectors. This role will directly interface with other adjacent University projects.
The APM will coordinate with Harvard Public Affairs & Communications (HPAC) on construction-related impacts on the general public, residential, academic, commercial stakeholders and all relevant regulatory authorities.
The APM facilitates and tracks communications throughout the project and communicates clearly issues affecting the project program, budget, scope, timeline or delivery.
The APM works with consultants to ensure project quality control and helps to manage contracts for all contractors, design/engineering consultants, site surveys, owner testing and additional specialty consulting as necessary as related to assigned components of the project.
The APM will assist in collecting information to support internal evaluations of various feasibility studies, environmental certifications, and special projects and performs miscellaneous other duties as assigned.

The APM actively participates as a member of HALC's professional team and Harvard University's internal community of design and construction professionals, mentoring other professionals, and contributing knowledge and experience for the University's greater good.
The APM may coordinate other projects and work closely with the Director of Real Estate.
The Director of Infrastructure and APM, together with the HALC Director of Finance and Operations, the OPM and Consultants, are responsible for maintaining the project scope within the approved budget and schedule.
assists with managing a working team during the project by tracking their responsibilities and progress.
assists with analyzing projects, identifying risks and forming risk mitigation strategies.
communicates with stakeholders, including team members and clients.
reviews proposed change orders, and reviews payments for recommendation to the appropriate signing authority.
monitors projects, recommending cost-effective strategies and preparing regular monthly and quarterly reports.
APM coordinates, together with other members of the overall HALC team, submissions and technical reviews of submissions to jurisdictional authorities for permitting.
The APM assists with managing the process to ensure compliance by the design and construction teams with all regulations for the authorities having jurisdiction.
When necessary, the APM assists with managing the inspections necessary by any/all authorities having jurisdiction.
This position may start hybrid (some on-campus/some remote work), with the transition to a full-on campus in Cambridge if required by the department. Work options for this role will be discussed during the interview process.

Minimum of five years managing design and construction of infrastructure projects, advanced education may count towards years of experience.
Bachelor of Science degree with a concentration in civil engineering, environmental engineering, construction management or related field required.
Registered Professional Engineer (P.E.) preferred.
Must have excellent time management, communication and presentation skills.
Broad technical knowledge of construction and building systems. Ability to read and correctly interpret design and construction documents and blueprints, geotechnical reports, and real estate/building-related legal documents.
Ability to interpret and effectively manage design and construction contracts.
Ability to assist in effectively managing the development and maintenance of project budgets, cash flow projections and schedules.
Experience with achieving sustainability, resiliency and environmental goals.
Experience with large real estate development projects.
Familiarity with City, State, and Federal codes, ordinances and regulatory compliance.
